Building Specifications
Location and Generalities
The compound is located in the Municipality of Zambrone (VV) Priscopio area.
Construction
The real estate will be built according to the plan approved by the municipality relevant authorities, enclosed to the deed of bid together with the aforementioned building specifications of which it is an integral part.
General Regulations
The builder has the right to introduce any structural and aesthetic changes held necessary and ordered by the relevant Authority or by the Supervision of construction, as well as the replacement, upon notice, of any set material in these descriptive specifications that could not be easily available on sale, with other material of similar features.
Masonry
The external walls will be built with a double boarding perforated bricks cm. 12 + 8 thick, acoustic insulation panel cm 3 (insul-rubber type) in the dear-air space, with a total thickness of cm. 30 inclusive of plaster. The inside partitions will be built in perforated bricks cm. 8 thick, with the exception of those in the kitchen and bathroom, which will be cm. 12 thick.
Soil Stacks, Suction and Flues
The soil stacks in the bathrooms and kitchens will be constructed with pipes and special parts in polyethylene resistant to high temperature and in sufficient size.
Bathrooms will be provided with a PVC back vent with ventilation opening on the roof, complete with all special parts. The sucker columns for boilers’ smokes will be of sufficient section and with specifications provided by new regulations and complete with a special part in copper on the roof.
Plastering
Rough or sand finish exterior plastering, with mortar 32.5 and sand, made up of 400kg of concrete per 1,00 cubic meter of sand; the indoor plastering will be premixed.
Loose Stone Foundations, Floor Roughs, Floors and Coverings
The floors of the units will be built as follows:
- Floor in fine stoneware (grés) tiles, natural non slip surface 30x30 or similar, bonded on a floor rough suitable for bonding agent.
- Bathrooms will be tiled with single-fired or annealing tiles 20x20 large bonded on a floor rough suitable for bonding agent.
- Bathrooms will be tiled on each wall approximately 1,60 Im. high.
- Kitchens will be tiled on the furnished wall and on the returns 1,00 Im height. Any special prices, friezes and decorations (motifs) will be borne by the buyer.
- The steps of the external stairs will be finished with a tread in terracotta tiles.
- The banisters will be in iron, chosen by the Supervision of construction.
- Porches, verandas and external floors will be in Florence terracotta tiles laid down with a space (gap between each tile), at right angles to the walls and with a skirting board with same features.
- The external retaining walls will be made up of natural stone with descending size.
Windowsills and Thresholds
External and internal thresholds, windowsills will be in sandstone “pietra serena” type, cm. 3,00 thick.
Windows, Doors, Shutters, Window and Door Frames
Windows and windows shutters will be in enameled aluminium, double-glazed with framed and enameled shutters. The internal doors will be in national walnut size cm. 80/90/210, double panel, blind smooth; the front door will be a steel-clad type.
Facades, Paintings and Varnishing
Painting with water paint for surfaces, three coats, exclusive of the surfaces’ preparation: on external and internal surfaces: with transpiring water paint. The colour for painting and varnishing will be chosen by the Supervision of construction.
