About the Development

Horizons Villas "Dimitrina" are Luxury 3 bedroomed detached villas built to your specification on a plot of your choice along the beautiful Northern Black Sea Coast, or alternatively amongst the beautiful foliage of the Bulgarian countryside.

The Dimitrina is a spacious (160 square meter) 3 bedroom villa with an ensuite bathroom to the main bedroom and two further bathrooms. Both the master and second bedrooms have spacious terraces.

SPECIFICATION

The villa walls will be constructed from 250mm thickness of extruded ceramic bricks contained within a reinforced concrete skeleton. 40mm thick insulation batts will be attached to the exterior of the walls and covered in mesh and a resin based, breathable render coating.

Concrete foundations for the walls will be no less than 800 mm deep and reinforced.

Ceilings and floors will be cast in reinforced concrete. All interior wall faces will be rendered in a cement based render and skim plastered using a smooth gypsum plaster.

Roof tiles will be red ceramic pantiles

Windows will be double glazed PVC units with (brown) wood effect. All windows will have opening parts that open inwards either fully as hinged from one side or partially for ventilation as hinged from the bottom.

Interior doors will be factory constructed in a flat panel style with wood veneered surface. Door handles will be in satin chrome. External front door will be constructed from solid timber.

All sockets and switches will be produced from white plastic and will be standard. External and interior wall faces will be painted with 3 coats of white paint. All floor surfaces will be tiled in a standard ceramic floor tile. Concrete patio area outside will not be tiled or clad in stone. This will be an additional cost.

Balustrade for first floor balconies will be produced from box section mild steel and painted in exterior grade paint. Sanitary ware for 3 bathrooms will be provided in white with chrome fittings. Mid range appliances will be used as standard.

Electric heating system will be supplied to heat water. Rooms will be heated and air conditioned using a system that will function through grilles in ceiling bullheads.

Stylish fitted kitchen will be supplied with gloss lacquered flat panel doors . Kitchen surfaces will be melamine with gloss lacquered front lippings. Drawers will close on “soft close “systems. Details of kitchen to be supplied at point of contract.

Septic tank of 15 cubic metres will be included in the grounds.

Ground floor

Lobby: Area- approx 9 sq. m.

Front door leads into lobby with access to main living area to left. Stairs on right lead to first floor. Access to downstairs bathroom.

Lighting: Ceiling light fitting. Switch by door. Outdoor light above front door.
Sockets: 2 double sockets 240mm from FFL Intercom system to front gate will be provided.

Downstairs bathroom: Area approx 8 sq. m.

Bathroom contains bath, wc, and wash basin.

White acrylic bath with side and end panels. Chrome mixer tap with shower attachment on wall. White ceramic wash basin and pedestal with chrome mixer tap. Mirror with light and shaving socket. White ceramic WC with chrome fittings. Standard ceramic wall tiles above bath and above basin are included.

Lighting: Ceiling light fitting. Wall light above mirror.

Main Living Area: Area approx. 45 sq. m.

Large open plan area with bow fronted bay area to front of house. Bay area contains full height windows. 2 of these windows will be fully opening. Flue point will be located in ceiling to allow option for log burner.

Lighting: A combination of ceiling lights and wall lights will be provided on separate circuits.

Sockets: 7 double sockets will be located around the room.

TV point and phone point will be provided.

Kitchen: Area approx. 10.5 sq. m.

A fully fitted stylish kitchen by Garoni will be supplied. (appliances will not be included)

Details of kitchen to be supplied prior to contract. All connections to kitchen appliances will be made.
