The Mortgage market is Vietnam has been constrained for a long time due to number of reasons. One of the most important reasons for the underdevelopment of Mortgage market in Vietnam is limited rights of ownership of land by the foreigners and Vietnamese nationals. However, during the last five years drastic measures has been taken regarding the laws for foreign ownership of property, which in return has empowered the mortgage and finance industry in the country.

 

 
Mortgages in Vietnam could mostly be obtained by the foreign commercial banks but VietComBank (a state owned bank) also provides mortgages to the home and real estate buyers.
